The proposal would significantly and detrimentally erode the distinctive spacious character of the area through the creation of two relatively narrow plots with an incongruously small gap between substantially sized built forms, conflicting with development plan policies requiring a design-led approach and maintenance of village character.
The limited benefits of housing supply and efficient use of land would not be sufficient to outweigh the significant harm to character and appearance, particularly as the Council can demonstrate a five-year housing land supply and the proposal would not constitute sustainable development due to the design harm identified.
