From launch, every account starts with a 14-day free trial and no payment card is needed. During the trial you can create up to 5 site appraisals in total (archiving or deleting one does not free a slot) and use casework tracking, appeals intelligence and development plan monitoring without limit. Subscribe at any point to lift the 5-site cap and keep full access when the trial ends.

Nothing is deleted. If you have not subscribed, the account becomes read-only: you can open and view every site, record and photo, and adding and editing resume the moment you subscribe.

Draw the red line around the site and the appraisal follows. Four constraint checks run against the boundary itself, not a centre point: heritage (listed buildings by grade and distance, conservation areas, scheduled monuments, parks and gardens, heritage at risk), landscape and environment (green belt, national landscapes and parks, SSSIs, ancient woodland, habitats sites, nutrient catchments), flooding (zones 2 and 3 and surface water, each again with climate change) and transport (the 800 metre station catchment with service frequency, bus stops and their weekday frequency, the cycle network and the Framework’s transport tests). Alongside those sit the development plan position, the housing land supply as an Inspector last accepted it, every appeal decided around the site with its letter, your photographs pinned to the map, the site’s planning history and a PDF you can put in front of a client.

They read for you. Drop a council letter into casework and the tracker fields are filled in for you to check. Ask for a deadline briefing and it sets out what is due across your cases. Search the appeal letters by meaning rather than exact words. Discuss a site from what you have captured. What the AI does not do is advise: it never predicts an outcome, argues for a result or tells you what to do. It frames the law, the policy and the considerations, and you make the judgement.

No. Town Planner Pro’s AI is a planning research assistant scoped to UK planning: it marshals the material from the data you provide and the public record. It does not give advice and is not a substitute for professional judgement. You remain the responsible professional, and the reports you export carry your name.

Treat it as a first draft that you check, and the app is built to make you check it. Every extraction is shown with an amber notice before it is saved, and the model is instructed to leave a field empty rather than guess. A blank you fill in is safer than a wrong date you never noticed.

BYOK (bring your own key) means you supply your own AI key from Anthropic, OpenAI or Google, and calls go from your browser straight to the provider; the key is stored on your device only. It suits you if you already hold credit with a provider. Included means we manage the AI for you: no key, no setup, the costs are bundled into your subscription for £10 a month more. Included subscribers can still switch to their own key in Settings without changing plan.

Yes. The free search at townplannerpro.co.uk/appeals covers every English appeal decision since 2016, by words or by meaning, with each decision’s main issues and what decided it, plus every authority’s record. An account adds the Inspector’s letter held on file and read in full, the appeals not yet decided, the key case law counted across the letters, and every decision drawn around the red line of your own sites.

Directly from the Planning Inspectorate’s published records, held under the Open Government Licence v3.0, together with the published decision letters. Town Planner Pro holds over 350,000 decided appeals going back to 2016 and growing, tracks the appeals currently in progress, and adds each new decision within days of publication. The letters are read into structured findings: the main issues as the Inspector framed them, what decided the case, the planning balance and the policies and judgments cited. Sources are always shown, and every appeal links back to the Inspectorate’s own record.

Your work is saved to the device first. Photographs, notes and boundary edits made while the signal is poor are kept locally and sync to your account when you have signal, and the header shows when changes are waiting to sync. The app does need a connection to open and to load the map, and constraint checks and appeal searches read live public data, so plan for a signal at the start of a visit rather than none at all.

On your device first, then synced to your private account in the cloud in the UK (London region) so it follows you across devices. Photos and documents are kept in private storage and are never shared. Nobody else can see your sites unless you export a report and send it. We don’t sell data or run third-party tracking.

Yes. Solo is £299 a year with your own key or £399 a year with AI included, plus VAT, against £29 or £39 a month. Team is £2,750 or £3,300 a year. You can switch between monthly and annual billing from Settings.

Cancel from Billing in Settings, which opens your subscription page. Your account then becomes read-only: you can still open and view everything, but adding and editing pause until you resubscribe. Nothing is deleted.

No. Every price shown is plus VAT at the standard rate, and your invoices come with VAT itemised.

Team is built for practices with support staff. An office manager administers all of your sites from a desktop console, now in build and arriving with the Team rollout: setting them up, running checks and printing appraisals, so your consultants arrive on site prepared. It is priced for the workflow, not per head: £250 (BYOK) or £300 (Included) plus VAT for an admin seat plus five consultants, with further seats at £25 each. Every report carries the name of the consultant who wrote it.

The app is built for iPhone and iPad in the field (add it to your home screen from the share menu and it opens like a native app) and runs in any modern desktop browser. An App Store listing follows launch. The Team desktop admin experience is on its way.
