Free planning appeal search, no account needed

A search over English appeal decisions since 2016 is now open to everyone at townplannerpro.co.uk/appeals. 366,793 decisions, refreshed nightly from the Planning Inspectorate; for 162,013 of them the Inspector’s full letter is searchable word for word, the rest by address, proposal and outcome. Results come newest first, with a one-click filter for decisions since the new Framework. Every decision of the last 30 days sits on a map, and every decision has its own page with the main issues as the Inspector framed them and what decided it. Beside it, pick any planning authority and read its appeal record: the share allowed, by type and by procedure, and how long a decision takes. The account adds the rest: the red line, the appeals around your own sites, the letters held on file and the case law counted live.

Key case law: the authorities Inspectors apply, counted across every decision letter

Search an issue and the appeals arrive; but which authority governs the point? Appeals Intelligence now carries the standard planning cases, from Wheatcroft on amendments to Finney on section 73 to the Court of Appeal’s 2025 judgment in Tesco v Stockport on the sequential test. Each states plainly what it is cited for, links to the judgment at The National Archives, and is counted live across the decision letters: how often Inspectors engage it, how recently, and the newest decisions applying it. Currency you can see, before you build an argument on it.

Search the letters by meaning, not just words

Appeals search gains a second mode: switch from words to meaning and the search finds decision letters reasoning about your question, whatever words the Inspector chose. Ask about overlooking from a balcony extension and letters about privacy, outlook and overbearing impact surface, ranked by how close their reasoning runs to yours. The word search, with its exact phrases and highlighted passages, stays one tap away.

The new NPPF, in Town Planner Pro from day one

The government published a fully restructured National Planning Policy Framework on 17 August 2026. Paragraph numbers are gone: the framework is now written as policies, and adopted plan policies that are materially inconsistent with its new decision-making policies carry very limited weight from day one. Town Planner Pro already reflects the new framework: every policy searchable and citable, the transition rules set out in plain terms, the development plan monitor flagging what the change means for each authority, and the Chief Planner letters that explain it. Contains public sector information licensed under the Open Government Licence v3.0.
