What decided it

The proposal would cause likely significant effects on the integrity and conservation status of the Duddon Estuary Ramsar site and SSSI through residential use immediately adjacent to important Natterjack Toad habitat, which cannot be adequately mitigated.

The modest benefits of an additional dwelling and housing delivery do not outweigh the harm to character and appearance, the loss of allotment provision in an area of demonstrated shortfall, and the unmitigated adverse effects on internationally and nationally designated ecological sites.
