What decided it
The policies in the NPPF which protect designated heritage assets of particular importance provide a strong reason for refusing the development, as the less than substantial harm to the setting of Coker Court and the Conservation Area cannot be justified by the incremental housing benefits proposed.
The benefits of housing delivery and support for rural housing and self-build development were outweighed by the less than substantial harm to the setting of the listed building Coker Court and the character and appearance of the East Coker Conservation Area, with the heritage protection policies providing a strong reason for refusal under NPPF paragraph 11(d)(i).
