What decided it
The harm to the Cranborne Chase AONB, which carries great weight, together with the conflict with development plan policies and the unsustainable location, outweighs the benefit of delivering a single dwelling despite the Council's inability to demonstrate a 5-year housing land supply.
The Government's objective of significantly boosting housing supply and the Council's inability to meet its housing needs weigh in favour of the proposal, but this is outweighed by the great weight given to harm to the AONB, together with other harms including conflict with the development plan.
