What decided it

The appeal site comprises a parcel of poorer quality landscape with little intrinsic value, tightly contained by major road infrastructure and urban edges, such that development would not cause material harm to the local landscape or countryside character.

The benefits of new housing including affordable housing and local economic stimulus, together with potential modest net environmental gain to biodiversity through conditions, weighed clearly in support of a decision according with the development plan, with no significant adverse impacts substantiated.
