What decided it

The significant harm to trees, particularly the removal of protected tree group TG1 and the threat to the longevity of the mature oak T1 through root protection area encroachment, outweighed the benefits of housing delivery and the acceptable privacy arrangements.

The benefits of housing delivery and the absence of adverse effects on neighbouring occupants and the financial contribution towards affordable housing would not outweigh the significant harm identified regarding trees
