The narrow width and awkward design of the proposed dwelling would be wholly out of character with the prevailing simple roof forms and consistent plot rhythm of Martindale Road, creating a development that appeared tightly squeezed onto the site and harmful to the area's well-defined uniform character.
The benefits of housing delivery and economic contributions were given limited weight and were significantly and demonstrably outweighed by the adverse impacts on character and appearance when assessed against the Framework policies as a whole.
