What decided it

The proposal would cause material harm to the character and appearance of the area by intruding into the open space that characterises the nearby surrounding area at a visually prominent corner location, contrary to the development plan and Framework.

The limited economic and social benefits of a single additional dwelling and contribution to housing supply were afforded only limited weight and did not outweigh the identified conflict with the development plan, as the Council can demonstrate a 5-year housing supply and the tilted balance is not engaged.
