What decided it

The substantial harm to the rural character and appearance of the area through the creation of wide access roads and removal of hedge and trees, combined with unresolved concerns about harm to protected trees, outweighed the modest housing and self-build benefits.

The modest benefits arising from three self-build properties and housing supply were greatly outweighed by the harm to character and appearance and the trees.
