What decided it

The existence of an unimplemented extant permission for a dwelling on the site, which could not be prevented by condition and would result in two dwellings being built in the countryside within the AONB, contrary to the development plan.

The ecological and landscape benefits of the scheme were outweighed by the fundamental objection to additional residential development in the countryside that would detract from the AONB and conflict with the strategic aims of the Local Plan.
