The proposed two-storey side extension would significantly reduce the gap between the properties and create a terracing effect that would harm the spacious character of the area, contrary to development plan policies and the Council's SPD guidance on design.

The limited private benefit to occupants from additional accommodation carried limited weight and did not outweigh the harm to character and appearance identified.
