What decided it

The introduction of a modernist design into an already varied street scene, combined with the dwelling's set-back position and retention of mature trees, would not harm the character and appearance of the area and would comply with the development plan.

The benefits of providing an additional dwelling outweighed the limited harm to the non-designated heritage asset status of the host dwelling.
