What decided it

The effective screening of the development by existing mature hedgerows and the proposed new southern hedge, combined with the modest scale and good accessibility of the site, meant the proposal would not have a harmful effect on the character and appearance of the surrounding rural area.

The modest economic and social benefits of the holiday accommodation, combined with environmental benefits from new hedging and the absence of harm to character and appearance, provided a well-balanced mix of benefits in accordance with Policy 5.
