What decided it

The verandahs cause unacceptable harm to the character and appearance of the host property and wider area by appearing as awkward and incongruous additions that greatly harm the building's form and architectural integrity, conflicting with the development plan and Framework guidance on good design.

The benefit to the appellant of providing covered external amenity spaces was not sufficient to outweigh the identified harm and conflict with the development plan, which was afforded significant weight.
