What decided it

The proposed extension's depth of 5.7m significantly exceeds the SPD requirement and would unacceptably harm the character and appearance of the dwelling and area by appearing disproportionate and reducing the openness of the corner plot.

The lack of harm to neighbouring outlook was outweighed by the significant and overriding harm to character and appearance, with no material considerations to justify the departure from the development plan.
