The proposed extension would infill the existing gap at upper floor level between the host property and its neighbour, resulting in a terracing effect and loss of openness that would erode the separate identities of the properties and conflict with the established pattern of development.

The appellants' desire to create an additional bedroom did not outweigh the identified harm to the character and appearance of the property and surrounding area.
