What decided it

The extension's 6-metre projection substantially exceeded design guidance, creating a bulky, dominant appearance that harmed character and appearance, and its height and proximity to shared boundaries created an oppressive outlook for neighbours, conflicting with development plan policies with no offsetting public benefits.

The harms to character and appearance and neighbouring living conditions were not outweighed by any public benefits or NPPF considerations.
