The proposed extension would cause harm to the character and appearance of the area by creating a prominent blank brickwork feature that would erode the spacious character of the suburban estate, conflicting with the development plan.

The subservience of the extension and absence of harm to neighbouring living conditions did not outweigh the harm to character and appearance.
