What decided it
The Council's inability to demonstrate a five-year housing land supply, combined with the absence of significant harm to character and appearance and the ability to safeguard living conditions by condition, meant the presumption in favour of sustainable development indicated permission should be granted despite the conflict with space standards policies.
The modest shortfall in internal floor area against national and local standards was outweighed by the benefits of delivering an additional home on a suitable windfall site within an existing settlement in an area with a housing land supply well below Government expectations.
