What decided it
The unsuitability of the proposal for the site due to its incongruous design, excessive density, harmful impact on neighbours' outlook and privacy, inadequate amenity space, and unacceptable relationship with nearby trees outweighed the benefit of housing delivery in a location where the Council cannot demonstrate a five-year supply.
The benefit of six additional dwellings in a sustainable location was outweighed by the clear and harmful conflict with design, density and neighbour amenity policies, such that the adverse effects significantly and demonstrably outweighed the benefits when assessed against the Framework as a whole.
