What decided it

The porch extension's prominent scale, position close to the front boundary, incongruous materials, and cumulative visual impact when combined with existing roof alterations resulted in harm to character and appearance contrary to the Development Plan, whereas the bay window roof alteration was small-scale and reflected local precedent.
