The retention of the large metal extraction flue, which visually jars against the simple vernacular palette of the listed building and harms the appearance of the Conservation Area, combined with insufficient detail to assure the air conditioning unit relocation would not damage the building's fabric, means the proposals fail to preserve the significance of the designated heritage assets as required by the Planning (Listed Buildings and Conservation Areas) Act 1990 and NPPF paragraph 199.
