What decided it

The significant harm to the character and appearance of the area, caused by the proposed dwelling appearing cramped, overly dominant and incongruous within the streetscene, significantly and demonstrably outweighed the limited benefits of housing delivery and economic activity.

The limited benefits of one additional 3-bed dwelling, local economic spend, construction employment and renewable energy features were significantly and demonstrably outweighed by the significant harm to character and appearance of the area, such that the presumption in favour of sustainable development did not apply.
