The proposed dwelling's design, scale and massing—particularly its narrow detached form, vertical emphasis from the dormer window, and contrived roof form with a steep pitch and substantial flat apex—would be at odds with the prevailing patterns and forms of development and would cause harm to the character and appearance of the area that outweighs the limited benefits of the scheme.
