The bulky and dominant appearance of the proposed dwelling, with its sprawling footprint and convoluted roof structure, would be discordant with the character and appearance of the area and would provide unsatisfactory living conditions for future occupiers, and these harms would significantly and demonstrably outweigh the limited benefits of the scheme.
The conflict with development plan policies D1 and H4 and the harm to character and appearance and living conditions standards would significantly and demonstrably outweigh the limited benefits of a more sustainable and energy-efficient replacement dwelling that provides no net increase in housing supply, such that the presumption in favour of sustainable development would not apply.
