What decided it
The significant harm to the character and appearance of the AONB and Troy Town Lane, combined with less than substantial harm to heritage assets and lack of nutrient neutrality mitigation, outweighs the modest benefits of four dwellings and a refurbished public house.
The modest contribution to housing supply and economic/social benefits of the refurbished public house were outweighed by significant harm to the AONB and rural character, less than substantial harm to listed building settings, and the Framework's clear reasons for refusal relating to protected areas and assets of particular importance.
