The incongruous plot form and subdivision of the existing plot would harmfully disrupt the distinctive linear pattern of development and semi-rural character of the area, and would substantially harm the living conditions of occupants of the existing dwelling through loss of garden space and outlook.

The limited benefit of one additional dwelling and the Government's objective to boost housing supply were substantially outweighed by the significant harm to the character and appearance of the area and the harmful effect on the living conditions of occupants of the existing dwelling.
