What decided it
The unjustified loss of employment land in conflict with CLP Policy SP3, combined with inadequate refuse and recycling collection arrangements contrary to CLP Policy DM13, meant the adverse impacts significantly and demonstrably outweighed the modest benefits, removing the presumption in favour of sustainable development.
The modest social and environmental benefits of delivering six homes and making efficient use of previously developed land were outweighed by the unjustified loss of employment land and failure to provide suitable living conditions for future occupiers regarding refuse and recycling collection.
