What decided it

The unsustainable location of the proposed dwelling outside the settlement boundary, with occupants highly reliant on private vehicles due to lack of satisfactory walking, cycling and public transport routes to services and facilities, contrary to development plan policies SP1, HOU5 and ENV3a.

The benefits of housing delivery and positive social and economic benefits were outweighed by the harm of locating residential development in an unsustainable location outside the settlement boundary with poor accessibility to services and facilities.
