What decided it

The inability to conclude that adverse effects on the integrity of the Chiltern Beechwoods SAC could be avoided or mitigated in the absence of a SANG scheme provided a clear reason for refusing the development under paragraph 180 of the Framework.

The benefits of housing delivery on previously developed land in a sustainable location with good public transport access were outweighed by the inability to demonstrate that the proposal would not have adverse effects on the integrity of the Chiltern Beechwoods SAC, an area of particular importance.
