The limited benefits of housing delivery, economic benefits during construction, renewable energy, biodiversity net gain and improved landscaping were outweighed by the significant harm to neighbouring residents' living conditions through loss of privacy and the unsuitability of the location due to car dependency, such that the presumption in favour of sustainable development did not apply.
