What decided it

The proposed dwelling would appear cramped and squeezed into its plot due to its noticeably limited depth compared to other properties on Goddards Lane, visibly detracting from and harming the lane's existing sense of openness and spaciousness, which is a defining characteristic of The Lanes character sub-area.

The modest benefits of housing delivery, economic benefits from construction, and social benefits from occupation were significantly and demonstrably outweighed by the significant harm to the character and appearance of the surrounding area.
