The proposed extension's height of 3.5m, exceeding the SPD guidance of 3m maximum for flat roof extensions on boundaries, combined with the lower level of the neighbouring garden, would create an unacceptable overbearing impact and loss of daylight and sunlight to the neighbouring property, and the inadequate daylight and outlook provided to existing flats within the appeal site through the proposed lightwells.
