The cumulative effect of disproportionate growth relative to the village's size and services, harm to character and appearance through loss of countryside and inappropriate development pattern, and failure to achieve efficient use of land at the required density, taken together, outweighed the benefits of housing delivery and affordable housing provision.
The notable weight given to housing supply benefits and some weight to economic and environmental benefits were insufficient to outweigh the very significant weight attached to harm from disproportionate growth, character and appearance harm, and inefficient use of land, resulting in dismissal.
