Main issues, as the Inspector framed them
- The effect of the proposal on the settings of the Grade I listed building known as the Church of St. Mary, and the Grade II* listed building and Grade II Registered Park and Garden both known as Marston Hall
- The character and appearance of the surrounding area
What decided it
The considerable bulk of the proposed dwelling would be an imposing feature in close proximity to the entrance to the Church grounds, eroding the open qualities that contribute to the Church's peaceful setting and significance as a Grade I listed building, and this harm could not be justified by the public benefits offered.
