The proposed dwelling's positioning deep within the site, extensive screening by mature trees and high stone walls, limited visibility from public areas, and subordinate modern design that would not compete with Orchard House meant it would preserve rather than harm the character and appearance of the Conservation Area and the setting of the non-designated heritage asset.
