The proposal's failure to comply with Policy MD7a Part 4 Point B of the SAMDev, which requires conversion of holiday lets to residential use to be restricted as affordable housing, combined with the conflict with the development plan taken as a whole, outweighed the limited public benefits.
The limited public benefits, including economic benefits to the local area, reduction in vehicle movements, and betterment from reduced noise, did not outweigh the harm to the open countryside and the conflict with planning policy.
