4 Gardenia Road, Enfield, EN1 2HZ

‘construction of a single storey ground floor rear extension. Rear extension shall only extend by 3m beyond the current existing extension. This would create a cumulative depth of 5.5m beyond the original wall of the property. This would be acceptable as it is only 3m beyond the neighbouring ground floor habitable window. The new extension shall be a flat roof height of 3m and an eaves height of 2.85m. No work shall be done on the loft level, first floor level or front elevation of the property.’

Main issues, as the Inspector framed them

  • The effect of the proposed development on the living conditions of the occupiers of No 2, with particular regard to sunlight and outlook

What decided it

The single storey scale and limited projection of the proposed extension would not result in an adverse effect on the living conditions of the adjoining occupiers, particularly regarding sunlight and outlook.
