The poor condition of the existing porch and the extent of uPVC replacement already present in the local area meant that limited harm from the proposed timber-effect uPVC windows would be balanced by the benefit of the improved pitched roof design, resulting in a neutral overall effect on character and appearance when secured by conditions.
