What decided it

The failure to demonstrate that the development could proceed without harming the protected trees, which would have a detrimental impact on the visual qualities of the urban setting, outweighed the benefits of housing delivery when the proposal's contribution to supply was relatively limited.

The benefits of housing delivery and the Government's objective to boost housing supply were outweighed by the significant harm to character and appearance and the importance of maintaining high standards of visual amenity in this inner-city location.
