Main issues, as the Inspector framed them
- the effect of the proposal on the character and appearance of the host building, and the surrounding area
- the living conditions of the occupants of neighbouring properties, in particular 50 Mazenod Avenue, having regard to privacy
What decided it
The roof dormer on the rear outrigger would exceed the eaves height of the main dwelling and create a boxy, obtrusive addition that disrupts the proportions of the roof and the hierarchy of the rear outrigger, causing unacceptable harm to character and appearance contrary to Policy D1.
