The proposed extension, due to its siting close to The Vale and wrap-around design, would materially add to the bulk of extensions currently being constructed, resulting in an appearance that is bulky and out of keeping with the form and character of the host dwelling, street scene and prevailing character of the area, thereby conflicting with local design policies and NPPF paragraph 139.
