The particular topography of the site with steeply falling rear ground levels meant the proposed extension would not result in harmful loss of light, outlook or an overbearing appearance to the neighbouring property, combined with the bat scoping study demonstrating negligible bat roosting potential and the fallback position of permitted development rights justifying the archaeology position.
