What decided it
The significant harm to the character and appearance of the host property and surrounding area, caused by the excessive width, incongruous design and diminished spacing to the adjoining dwelling, substantially and demonstrably outweighs the modest benefit of one additional dwelling despite the Council's inability to demonstrate a five-year housing land supply.
The modest benefit of one new dwelling on a brownfield site with good access to services and temporary economic benefits during construction was substantially and demonstrably outweighed by the significant harm to the character and appearance of the area, bringing the scheme into conflict with the development plan taken as a whole and disapplying the presumption in favour of sustainable development.
