What decided it

The appeal site is not in a sustainable location due to poor accessibility to services and facilities and lack of viable sustainable transport modes, meaning the proposal fails criterion (c) of paragraph 155 of the Framework and constitutes inappropriate development in the Green Belt.

The harm to the Green Belt by reason of inappropriateness, given substantial weight, was not clearly outweighed by the limited benefits of housing supply and economic/social benefits during construction and occupation of a single dwelling.
