What decided it
The significant harm to the character and appearance of the area caused by the terraced form and narrow width of the proposed dwelling, which would be incongruous with the semi-detached character of the surrounding area, outweighs the moderate benefits of housing delivery in a location with a shortfall in five-year supply.
The moderate and meaningful benefits of housing delivery on a sustainable site with good access to facilities and public transport were significantly and demonstrably outweighed by the significant harm to character and appearance, when assessed against the Framework policies taken as a whole, particularly Chapter 12 on good design.
