Main issues, as the Inspector framed them

  • The effect of the rear extension on the character and appearance of the area, including on the setting of the adjacent No 42 Clissold Crescent, a locally-listed building and non-designated heritage asset

What decided it

The substantial areas of glazing and full-height opening doors on the rear extension would be obtrusive and inharmonious features that would provide an unsympathetic backdrop to the locally-listed building at No 42 Clissold Crescent, thereby causing harm to the character and appearance of the area and to the setting of a non-designated heritage asset.

The modest public benefits of enhanced housing quality, improved living conditions and sustainable use of urban land would be clearly and substantially outweighed by the adverse effects on character and appearance and the setting of the non-designated heritage asset, such that the development would not constitute sustainable development within the meaning of the Framework.
