Main issues, as the Inspector framed them

  • the effect of the development on the character and appearance of the host building and the area

What decided it

The dormers' width, height and large glazing would be overly dominant and would fill the significant visual gap at first floor level between dwellings, creating a terracing effect that would harm the character and appearance of the host dwelling and the streetscene, contrary to Policy DP3 of the Framework.

the limited economic benefits of additional floorspace were outweighed by the adverse effect to the character and appearance of the host property and the area under Policy S4(2)(c) of the Framework
